Breakers of Sunset Bay is an association community located on Mille Lacs Lake at the junction of Highways 18 and 47. The majority of the property is fenced and access is provided through an electronic security gate.
The entire property consists of 8 acres with just under 700 feet of shoreline on Sunset Bay of Lake Mille Lacs. The community itself is made up of 49 RV sites which are individually owned by members of the Association along with common grounds which include a Lodge, garage/storage buildings, and a fish cleaning facility which are equally owned by all members of the Association. Also included in the Association property is a marina made up of docks and 34 slips for boats and a boat launch.
The Association is governed by a "Declaration" on record with Mille Lacs County and the State of Minnesota. In addition, a set of by-laws which include covenants, rules and regulations have been developed and adopted by members of the Association and are administered by a Board of Directors, duly elected by the general membership of the Association. The Board of Directors is made up of 5 members, each elected to a term of two years. Board membership includes a president, vice-president, secretary, treasurer, and 1 at-large member.
